Eligibility

Lake Sumter Reserve is a mixed income community that offers apartment homes for unrestricted and restricted income residents. Restricted income residents are subject to the Maximum Allowable Household Incomes identified below.


This community proudly participates in Florida's Live Local Housing Program which offers the potential benefit to our qualified residents of limiting rental rates to, on average, 10% below surrounding apartment communities. Due to our participation in this program, some apartment homes have income restrictions. Therefore, residency may be restricted to applicants who qualify per the Maximum Allowable Household Incomes identified below. Relatedly, this community is required to obtain information pertaining to your household income no more than once per year to maintain the lower rent option. Neither the rent amount nor the amount of any future rent increase is determined based on the information collected. By proceeding with your application to reside at this community, you agree to provide the required household income information no more than one time per year.

Household Size: Includes each person who will reside in the home.

Household Income: All income from any income source, including but not limited to, all wages, social security payments, retirement benefits, military and veteran's disability payments, unemployment benefits, welfare benefits, and interest and dividend payments.

Maximum Allowable Household Income: HUD (“US Department of Housing of Urban Development”) publishes annual income limits based on household size that are used to determine the maximum household income.
